Bel & Main Vienna
Bel & Main Vienna is a first-class mixed-use project being built right next to the main train station and Schweizergarten. The almost 60-meter-high buildings with up to 18 stories grew up quite quickly directly at the Schweizergarten, at the interface between the 10th and 3rd districts. Bel & Main Residences is part of the Bel & Main Vienna district development at the main train station, a mixed-use building complex with a gross floor area of around 64,000 square meters, consisting of two residential towers with a total of 458 rental apartments (209 Bel & Main Residences as well as 249 BelView Apartments), the Erste Tower with 17,000 square meters of office space and an Adina apartment hotel with 134 rooms. All four buildings are connected by a landscaped plaza.
The project was built in reinforced concrete construction with in-situ concrete, component activation provides a comfortable climate all year round. The room control unit in the apartments is programmed to prevent simultaneous heating and cooling in one room. Hubert Haider, site manager at Leyrer + Graf, explains the construction of the buildings: "The 50-centimeter-thick floor slab rests on the drilled piles and drilled pile grids. We created the basement exterior walls from 40-centimeter-thick concrete in B2 quality, with formwork on one side, in some cases up to six meters high. The building component activation as well as the sprinkler lines were integrated into the slabs, which are between 24 and 40 centimeters thick."
The many green spaces in the Schweizergarten are continued with the green roof areas. There are 62 e-charging points in the underground car park. The green areas are irrigated by stored rainwater, and excess water is infiltrated on the site's own land.
In addition to optimal transport links, the site offers numerous local recreational, sports and cultural opportunities.
