The new-build urban quarter, Quartier 11, constructed in 2018, is designed as a load-bearing steel structure with solid reinforced concrete floors. The 6 planned residential buildings are distributed on the site in such a way that a car-free quarter with good usable squares of different sizes is created. 

The 325 apartments are heated with a combination of district heating and 46 geothermal probes with heat pump. In winter, the geothermal probes supply water at around 7 °C to the heat pump. The heat pump extracts the heat from the water, cools it down to 4 °C and transfers it to the 30 °C heating water for the underfloor heating systems. For every kWh of electricity that the heat pump requires for this process, 4 kWh of heat is transferred to the heating circuit. If more heat is needed in the apartments, additional heat is drawn from the district heating system. At the end of winter, the underground is cooled down to 5 °C and is warmed up in summer with surplus heat from the buildings, in freecooling mode. If the living room temperature rises above 26 °C, the circulation pump is activated and pumps the cold water from the geothermal probes into the concrete ceilings.
