There are rooms in the building that do not exist in other residential buildings. Spaces that are available to all residents of the building, make everyday life more beautiful, more diverse and more practical, as well as expand the individual possibilities. In addition to the "share" areas - the 300m² roof terrace with urban gardening area, an event room with concert acoustics, a 33m long swimming pool, a sauna, a food storage, a bicycle cellar for 120 bicycles and a workshop - it is above all the ground floor areas that can be used in the most diverse ways: as a yoga class with WC and checkroom, as a concert room, as a seminar room with catering, as a cooking salon with café, as co-working for hourly work and much more.
Both groundwater and district heating are used for the heat supply. The heat pump generates usable heat for space heating from the groundwater. The apartments and studios are heated via underfloor heating, the offices via the component-activated ceiling, and the event area is supplied with both. The hot water supply and the reheating of the supply air are fed from the district heating.
Groundwater is also used for cooling purposes, both directly and via the reversible heat pump. In addition, a smaller heat pump installed in the ventilation unit provides partial dehumidification and cooling of the supply air for the apartments. Temperature control is possible via one digital room thermostat per apartment/utility unit.
Cooling of the residual cooling demand with direct groundwater cooling is carried out in a 12h rhythm: 3 to 3 p.m. offices, 3 to 3 p.m. apartments.
Urban location: in dense settlement area with public utilities. The project is life cycle optimized in several respects: Low energy demand, continuous maintenance from the beginning of the building components such as: Windows, doors, gates, roof. Own maintenance of numerous installations by the owners: Filter change, pond care, roof terrace supply, lawn mowing, building services control. Due to the room height and flexibility of the supporting structure there are best conditions for conversion and adaptation.
